Terms and Conditions

  1. The payment of a booking deposit constitutes an acceptance of our Terms and Conditions. Party leader must be aged 18 and over. We require a 30% deposit at time of booking if after 1 week a deposit has not been taken we will re advertise the dates. Full payment 6 weeks before start date of holiday.
  2. No-one other than those named on booking may sleep at Windmill Cottage & Barn unless prior approval from the owners. The number of people overnight in the property must not exceed 5 adults. This is a requirement of our insurance and fire regulations. An additional guest can be considered in the cottage at the time of booking making a 4 bed person booking.
  3. A consideration of day guests up to 3 additional people may be allowed ( total 9 on site ) to visit the properties between 11am - 7pm ALL must be discussed with the owners prior to visiting , anyone other than booked guests who arrive on site will be asked to leave. Unless agreed with owners the possibility for 3 additional guests to stay between the hours of 11am -7pm may be allowed at a charge of £85 per day paid prior to visiting the property to increase owners liability insurance costs.
  4. Cottage sleeps 3 guests ( with an additional person by request making 4 ). The Barn sleeps 2 guests.
  5. 1 x Small to medium dog only per property , 2 small dogs may be considered at the point of enquiry by the owners , the breed must be disclosed on booking and only those pets may be brought onto the property. Dogs should be over 6 months old at the time of your holiday. All owners must respect cottage rules dogs are not allowed on furniture or beds. Dogs must not be left at the property at any time without owners.
  6. Once dates of a booking have been confirmed to you in writing or by email they can only be changed with our agreement and may incur an administration charge.
  7. Your final payment is due 6 weeks before the start of your holiday. We will send you a reminder email a week before your balance is payable and a final reminder on the due date. If payment is not made by the due date or you do not contact us, your holiday dates will be re-advertised as a cancellation any monies paid up to that point will not be refunded.
  8. We strongly advise you to take out holiday insurance to cover the possibility of cancellation.
  9. If a booking is cancelled after deposit has been paid we will endeavour to re-let. If it is re-let, we will refund you in full minus a £50 administration and re-marketing fee. If we are unable to re-let we will not be able to offer a refund.Your holiday is not transferable.
  10. Windmill Cottage and Barn are available for occupation after 4pm on day of arrival and must be vacated by 9am on the last day of your stay. 
  11. During 30 peak weeks group bookings are offered exclusively which includes both properties and sleeps up to 5 people or 6 by arrangement , both properties have use of the the facilities. Owners may use the facilities during your stay but will be discussed before hand. 
  12. A choice of either the Barn or Cottage may be available to book for smaller parties during the Low Season. Please contact owners
  13. Swimming Pool is open from the Mid Apl to the 31st September inclusive
  14. The use of the Swimming Pool outside of these dates will be on request only with an additional charge of £130
  15. Hot Tub will be available all year , over age 16 or children to be accompanied by adults. 
  16. Adults must supervise minors around the pool at all times.
  17. You must keep the property clean and in good order and you will be responsible for any breakages. Any damage or any extra cleaning required will be charged. All hot appliances must be used with care and switched off after use. BBQ must be used responsibly and left to cool.
  18. Guests with electric cars will be asked to pay an additional £12.00 per night for charging
  19. We may cancel bookings if the property becomes unavailable for reasons beyond our control including, but not limited to: flooding, fire, significant damage, failure of utility services or weather damage. In this event we will refund in full any sums you have paid. 
  20. If you commit a serious breach of our terms and conditions we have the right to terminate your booking and if you are already at the property we may require you to leave.
  21. If we are concerned that guests are breaching our terms and conditions we have the right to enter and inspect the property at any time.
  22. Vehicles are left at the property at owners own risk.
  23. Windmill Cottage are non-smoking non-vaping property.
  24. BT internet is provided free of charge. Whilst every effort is made to ensure continuity of service, we cannot be held responsible for disconnection due to planned maintenance or MBORC (Matters Beyond Our Reasonable Control.)
  25. We reserve the right to decline a booking or impose additional security deposit fees.
  26. Your statutory rights are not affected by anything contained within these conditions.
